This website is operated by RJLU Rentals — RJ-LU PROPERTIES LLC, of 3309 Robbins Road #106, Springfield, Illinois 62704. “We”, “us” and “our” mean that business. “You” means you, the person using this site.

Property listings on this site are provided for general information. They are not offers to lease and they do not create a binding agreement of any kind.

We try to keep listings accurate and current, but availability, rent, photographs, square footage, room counts and features can change or contain errors. Photographs may show a similar unit rather than the exact unit available. Nothing on this site is a warranty about the condition of a property. Confirm the details with us before relying on them.

A tenancy exists only when a written lease is signed by both you and us.

• Submitting an application does not reserve a unit and does not mean your application has been accepted.
• You agree that the information you provide is true and complete. Providing false information is grounds for rejecting your application or terminating a tenancy.
• Applications are reviewed with the help of an automated screening tool. How that works, and what is and is not sent to it, is described in our Privacy Policy.
• Submitting an application is free. A separate $41 non-refundable background-check fee applies per applicant, payable by cash or check in person at the property viewing after initial contact with RJLU Rentals. See the Background Check Fee Policy.
• We may decline an application for any lawful reason, or for no reason. We do not decline applications for reasons prohibited by fair housing law. If we decline you because of information in a consumer report, we will give you the notice described in our Privacy Policy.

You may withdraw your application at any time by calling us.

RJLU Rentals does business in accordance with the federal Fair Housing Act and the Illinois Human Rights Act. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, ancestry, marital status, military status, sexual orientation, or any other class protected by law.

If you need a reasonable accommodation or modification because of a disability — during the application process or during a tenancy — please tell us and we will work with you.

You agree not to:

• Submit an application in someone else's name, or provide information you are not authorized to provide.
• Submit false, misleading or automated applications.
• Attempt to gain access to any part of the site you are not authorized to use, including the administrative area.
• Scrape, crawl, copy or republish the site's content for commercial purposes without our permission.
• Interfere with the operation of the site, including by overloading it or introducing malicious code.
• Use the site for any unlawful purpose.

The text, layout, photographs and other content on this site belong to us or are used with permission, and are protected by copyright. You may view and print pages for your own personal use in connection with renting from us. Any other use requires our written permission.

If this site ever links to a website we do not operate, we are not responsible for that site's content, accuracy or privacy practices.

This website is provided “as is” and “as available”, without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the site will be uninterrupted, error-free, secure, or free of harmful components, or that any information on it is accurate or current.

Nothing in these terms limits any obligation we have to you as a landlord under Illinois landlord-tenant law, or any warranty that cannot lawfully be excluded.

To the fullest extent permitted by law, we are not liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost data, or loss of goodwill, arising out of or relating to your use of this website — even if we have been advised that such damages are possible.

To the fullest extent permitted by law, our total liability arising out of or relating to your use of this website will not exceed the amount you paid us in connection with your application, if any.

This section limits our liability for the website only. It does not limit our obligations to you as a landlord, or any rights you have under Illinois landlord-tenant law, the Fair Housing Act, the Illinois Human Rights Act, or the Fair Credit Reporting Act.

You agree to indemnify and hold us harmless from claims, losses and reasonable legal fees arising from your misuse of this website or your breach of these terms.

These terms are governed by the laws of the State of Illinois, without regard to its conflict-of-laws rules.

We may update these terms. The effective date at the top of this page shows when they last changed. Continuing to use the site after a change means you accept the updated terms.

If any part of these terms is held to be unenforceable, the rest stays in force.
